Cottonwood Creek Subdivision, in San Marcos, Texas, is a new master planned residential community, located on State Highway 123 Southeast in the preferred growth area of San Marcos.
All of the zoning, development agreements, utility service plans and on-site improvements have been approved by the City of San Marcos. Phase 1, Section 1, which includes the construction of the new Bowie Elementary School, on-site utilities, roads and central detention pond, has been completed. In addition, Cottonwood Creek is grandfathered under the old Capital Recovery Fee of San Marcos which totals $890 per lot. The current Capital Recovery Fee is $4,651 per lot.
